the brief

BYM acquired Swan Walk in mid 2021 from Aviva Investors. The scheme opened in 1975 and underwent a refurbishment and extension in 1989. The centre is anchored by Next, Boots, Marks & Spencer and Wilko, other key retailers include H&M and Fat Face. It benefits from an annual footfall of 8 million people, and comprises 330,000 sq ft across 57 retail units and 3 office units. It also has an adjoining 900 space multi storey car park providing the largest parking provision in the town centre. Swan Walk has 25,000 sq ft of office accommodation let to Creative Assembly, the UKs largest video games designer, wholly owned by Sega.

management approach

The shopping centre continues to thrive despite negative headwinds in the retail sector. Considering the significant income potential of the property, the asset will be managed by maintaining the existing operational structure and tenants. BYM is also exploring the potential to repurpose and redevelop underused areas within the scheme to maximise income and increase footfall within the scheme.
